Compliance is crucial to maintain a safe, clean, and harmonious living environment for all residents. Please ensure that you are familiar with and follow all the established guidelines.

  • Payment of the monthly lease is due by the first day of the month. A fee of $30.00 will be charged to the lessee for each check that is returned for insufficient funds. The payment is considered late if it is received after the third day of the current month. A late charge will be added to the balance due after the 4th of the month.

  • Although management is responsible for maintaining the common areas, the tenant is responsible for the landscaping maintenance of their respective space.

  • Grass areas shall be kept trimmed and edged. This includes the areas behind, beside, and under homes and against perimeter fences. Residents who do not maintain their spaces will face disciplinary action.

  • Management must approve any changes or alteration of the space and/or landscaping. The tenant is responsible for maintaining any changes to the landscaping.

  • All plants, trees, or other permanent fixtures or structures placed on a space by lessees become property of the park in the event the lessee moves.

  • The tenant understands that management is not responsible for any damage to the property or home of a tenant as a result of an act of nature.

  • Management reserves the right to access each space, to conduct inspections or to maintain utilities.

  • The resident is responsible for all maintenance of water lines and sewer lines at a depth of 30 inches from the ground or closer. When lines require replacement or repair, they must meet local codes. Items to avoid include powdered soaps and items labeled “flushable,” which can obstruct lines and cause damage. Should there be a break or obstruction, the resident is responsible for the cost of replacement.

  • All structures and/or additions to the exterior of the home or the space must be approved by management prior to being installed. This applies to changes that require the addition of fencing or the use of materials of a non-standard type. Management reserves the right to have these removed if not properly constructed. If a building permit is required, it shall be the tenant’s responsibility to obtain and satisfy the permit.

  • Swimming pools, wading pools, and hot tubs may be allowed with prior management approval.

    Small kiddie/wading pools, under 2 feet deep, are allowed if they stay dismantled when not in use.

    Usage must be registered, and management will charge $50 per month in July, June, August, and September for the additional water usage.

  • Fire pits may be allowed on a case-by-case basis if they meet safety requirements and are not a danger if someone steps or falls in. The fire ring must be approved by management beforehand; if this rule is broken, the tenant will be evicted.

  • Trampolines (with the exception of 5' exercise trampolines) are not allowed in the community due to insurance liability.

  • Fireworks are not allowed in the community.

  • Storage units must be approved by management and shall remain the property of residents. Management is not responsible for any losses or damage to the tenant's shed or stored items.

  • Large patios and porches require skirting. All homes require skirting. Patios and porches are not acceptable storage locations.

  • Inoperative vehicles, boats, unattached trailers, or commercial vehicles are not permitted on the streets or in or around tenants' spaces.

  • State law prohibits the storage of junk furniture, litter, refuse, automotive parts, and other abandoned goods or materials in or around any spaces. The dismantling of motor vehicles in the park is prohibited.

  • No more than two vehicles are permitted per space. Vehicles shall be parked in the spaces designated for the respective home site whenever possible. Other spaces require management approval. Tenants shall not park their vehicles in front of other residents' spaces or otherwise unused spaces of other residents.

  • Only operative vehicles licensed for the highway are permitted within the park. The speed limit shall not exceed 10 miles per hour, and posted traffic control and parking signs shall be observed at all times. Off-road vehicles shall not be driven within the community.

  • Residents should park as close to the curb as possible to permit access of emergency vehicles when necessary.

  • All pets must be approved by management and registered with management. No more than 2 pets per residence are allowed.

    Pets must be leashed at all times while outside of the residence, within a fenced yard, or on a leash when outside.

    Aggressive animals or animals trained for attack purposes are not permitted.

    Any pet that causes a nuisance to others will be subject to removal by the property manager. Tenants are responsible for their pet’s liability and upkeep of property.

    Only approved dogs are allowed on the premise in two cases: (1) the dog serves as a trained service dog; or (2) the dog is registered through the Office for a specific Emotional Support Animal. This status must be validated through documentation approved by the Office, or through proper licensing and registration under county, state, or national service animal guidelines. Aggressive animals, animals trained for attack, or otherwise dangerous dogs are strictly prohibited due to community safety concerns. Approval or removal of pets, as deemed necessary by management, is subject to evaluation and regulation as stated.

  • Tenants are responsible for the activities of the occupants of their home and their guests while they are in the park. An adult must supervise young children at all times. People are not permitted to play in the street, parking areas, or neighbor’s yards without permission.

  • Items are not to be left in the common areas when not in use. Children under 18 years of age are not permitted to be out and unsupervised in the park after 10:00 p.m.

  • Disturbing noise is not permitted in the park at any time.

  • No signs are permitted except with the permission of management.

  • Commercial activities by residents and/or their guests are not permitted within the park.

  • All federal, state, local laws, regulations, and ordinances shall be obeyed by residents and guests of the park.

  • Violations of any of the above rules and regulations will result in the termination of the lease and the eviction of the tenants.
